NOTICE OF PUBLIC HEARING NAPPANEE BOARD OF ZONING APPEALS The City of Nappanee Board of Zoning Appeals will hold a public hearing Tuesday, September 10, 2019 at 7:00 p.m. in the Council Chambers of the City Municipal Building, 300 W. Lincoln St., Nappanee, Indiana. The purpose of the Hearing is to hear Variance request #02-19-BZA, filed by Boys and Girls Club of Elkhart County, 102 W. Lincoln Ave. Goshen, IN 46526 for Wa-Nee Community Schools 1300 N. Main Street, Nappanee, IN 46550 for property located at 900 E. Centennial Street, Nappanee, Indiana 46550. The request is for a variance from Nappanee Unified Zoning and Subdivision Control Ordinance to allow two signs on one property. The ordinance allows one sign per property. LEGAL DESCRIPTION OF THE PROPERTY: Part of the Northwest Quarter and the Northeast Quarter of Section 31, Township 335 North, Range 5 East, City of Nappanee, Elkhart County, Indiana, described as beginning at the Northeast corner of Lot 11 of the recorded plat of Victory Homes Addition to the City of Nappanee, said point being marked by a 2 inch pipe: thence South 0 degrees 0 feet 06 inches East on the East line of Lot 11 and the East line of Lot 1 of said recorded plat extended 693.41 feet to a ^ inch iron on the North line of Lot 47 of the recorded plat of Stauffers Fifth Addition to the City of Nappanee: thence North 89 degrees 47 feet 19 inches East 25.0 feet to a ^ inch iron at the Northeast corner of said Lot 47: Thence South 0 degrees 0 feet 06 inches East on the East line of said Lot 47, 132.18 feet to an ^ inch iron at the Southeast corner of said Lot 47: thence North 89 degrees 58 feet 34 inches West on the North line of a 16.5 foot wide alley as shown and designated on the recorded plat of Stauffers Fifth Addition to the City of Nappanee, 869.15 feet to ^ inch iron on the East line of Jackson Street ( the West line of Lot 1 of Crows Addition to the City of Nappanee): thence North 0 degrees 11 feet 42 inches West, on said East line, 132.0 feet to a ^ inch iron on the South line of Centennial Street ( the North line of said Lot) 1: thence South 89 degrees 58 feet 55 inches East, on said South line, 370.0 feet to a ^ inch iron: thence North 0 degrees 11 feet 42 inches West 66.0 feet to a ^ inch iron on the North line of Centennial Street ( the South line of the recorded plat of Sargent and Bassetts Addition to the City of Nappanee): thence North 89 degrees 58 feet 55 inches West on said North line 370.o feet to a ^ inch iron on the East line of Jackson Street( the West line of said recorded plat of Sargent and Bassetts Addition): thence North 0 degrees 11 feet 42 inches West, on said East line, 631.28 feet toa ^ inch iron on the South line of Marion Street: thence South 89 degrees 36 feet 03 inches East on said South line 604.36 feet to a ^ inch iron at the Northwest corner of the Southwest Quarter of the Northeast Quarter of said Section 31 ( as per the recorded plat of Victory Homes Addition to the City of Nappanee):thence continuing on the South line of Marion Street, North 89 degrees 58 feet 45 inches East 242.60 feet to the place of beginning. Containing 15.56 acres more or less. A copy of such proposal is on file in the office of the Zoning Administrator of the City of Nappanee, Indiana, City Municipal Building, 300 W. Lincoln St., Nappanee, Indiana. Written objections that are filed with the office of the Zoning Administrator of the City of Nappanee before the hearing will be considered. All concerned citizens will be offered the right to speak and voice their comment at the Public Hearing. The Public Hearing may be continued from time to time as may be found necessary.
