Moody TO THE OWNERS OF THE WITHIN DESCRIBED REAL ESTATE AND ALL INTERESTED PARTIES NOTICE OF SHERIFF'S SALE By virtue of a certified copy of a decree to me directed from the Clerk of the Circuit Court of Boone County, Indiana, in Cause No. 06C01-1504-MF-0292 wherein U.S. Bank N.A., as trustee, on behalf of the holders of the J.P. Morgan Mortgage Acquisition Trust 2006-NC1 Asset Backed Pass-Through Certificates, Series 2006-NC1 was Plaintiff, and Kirt A. Moody, Linda M. Moody, and Unknown Occupants were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 2nd day of June 2016, at the hour of 10:00 am, or as soon thereafter as is possible, at Sheriff's Office in the Mtg. Rm. At 1905 Indianapolis Avenue, Lebanon, IN 46052, the fee simple of the whole body of Real Estate in Boone County, Indiana. Tract I: A part of the east half of the southeast quarter of Section 10, Township 17 North, Range 2 West, Boone County, Indiana, described as follows, to-wit: Beginning at a point on the north right of way of the Penn Central Railroad, which point is north 58 degrees 14 minutes west, 750.6 feet from the intersection of the east line of said quarter section and said north right of way; thence north 01 degrees 22 minutes west 624.8 feet with an existing fence to a steel stake; thence north 89 degrees 37 minutes west 694.3 feet to a stake in the west line of the east half of said quarter section; thence south 01 degrees 03 minutes east with said west line 192.3 feet; thence south 58 degrees 14 minutes east 830 feet to the place of beginning, containing 6.515 acres, more or less. Neal property, as recorded in Deed Record 209, page 736, Office of the Recorder of Boone County; thence continuing north 61 degrees 15 minutes west along the southern described line of said Neal property and the northern right of way of State Road 136, a distance of 92.50 feet to the point of beginning; thence continuing north 61 degrees 15 minutes west along the southern described line of said Neal property and northern right of way of State Road 136, a distance of 15.00 feet; thence north 21 degrees 00 minutes east along the easterly line of the Zimmerman property, a distance of 109.00 feet; thence south 58 degrees 14 minutes east along the southern right-of-way line of the Peoria & Eastern Railroad, a distance of 15.00 feet; thence south 20 degrees 56 minutes west a distance of 108.22 feet to the point of beginning, containing 0.0396 acres, more or less.
