TO THE OWNERS OF THE WITHIN DESCRIBED REAL ESTATE AND ALL INTERESTED PARTIES NOTICE OF SHERIFF'S SALE By virtue of a certified copy of a decree to me directed from the Clerk of Floyd Superior Court of Floyd County, Indiana, in Cause No.: 22D03-1511-MF-1562 , wherein The Bank of New York Mellon fka The Bank of New York, as Trustee for the Benefit of the Certificateholders of the CWABS Inc., Asset-Backed Certificates, Series 2004-3, was Plaintiff, and James A. Sanford, Karen J. Sanford, was/were Defendant(s), requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 9th day of June, 2016, at the hour of 10:00 AM, or as soon thereafter as is possible, at 311 Hauss Square, New Albany, IN 47150, the fee simple of the whole body of Real Estate in Floyd County, Indiana. Being the South side of Lot No. 45 of Plat No. 463 of the Floyd County Record of Plats and being more fully described as follows: Commencing at the Southwesterly corner of said Lot No. 45 at the intersection of the Northerly line of Vincennes Street with the Easterly line of Grant Line Road; thence North 26 Degrees 40 Minutes West along the Easterly line of Grant Line Road 91.40 Feet to an iron pipe; Thence North 78 Degrees 55 Minutes East 33.40 Feet to an iron pipe; thence North 11 Degrees 5 Minutes West 0.70 Feet to an iron pipe; thence North 78 Degrees 55 Minutes West along a line dividing two frame garages said line extended to the line dividing Lots 45 and 44, thence South 10 Degrees 05 Minutes East along the line dividing Lots 44 and 45 to the Northerly line of Vincennes Street, thence West along the Northerly line of Vincennes Street 30 Feet to the place of beginning, and containing 0.05 of an Acre of land, more or less. Excepting therefrom certain 50 Square Feet, more or less, conveyed to the city of New Albany on July 6, 2000 and recorded as Instrument #I200010572 in the Office of the Recorder Of Floyd County, Indiana described as follows: Being part of Lot No. 45 of Plat No. 463 of the Floyd County Record of Plats and described as follows: Commencing at the Southwesterly corner of said Lot No. 45 at the intersection of the Northerly line of Vincennes Street with the Easterly line of Grant Line Road; thence North 26 Degrees 40 Minutes West 17.38 Feet to a point; thence with a curve to the Left having a Radius of 24.24 Feet and a chord bearing of South 55 Degrees 26 Minutes 56 Seconds East 23.42 Feet to a point in the Northerly line of Vincennes Street; thence West along the Northerly line of Vincennes Street 11.71 Feet to the point of beginning, containing 50 Square Feet more or less.
