NOTICE OF SHERIFF'S SALE DLC#:15-1610F By virtue of a certified copy of a decree to me directed from the Clerk of the Circuit Court of Clark County, Indiana, in Cause No. 10C01-1108-MF-000358, wherein Wilmington Savings Fund Society, FSB, d/b/a Christiana Trust, not individually but as trustee for Pretium Mortgage Acquisition Trust was Plaintiff, and Richard J. Bramer Jr, Tammy S. Bramer and CitiFinancial Services, Inc., were the Defendants, requiring me to make the sum as provided for in said Decree with interest and costs, I will expose at public sale to the highest bidder, on the 31st day of January, 2017, at 10 A.M. of said day, at the City-County Bldg., 501 East Court Avenue, Jeffersonville, IN 47130, the fee simple of the whole body of Real Estate in Clark County, Indiana: A part of the Southwest Quarter of Section 30, T2N, R7E, Clark County, Indiana, and more particularly described as follows: Beginning at the Northeast corner of said Southwest Quarter; thence South 1 deg. 51 min. 30 sec. East 87.36 feet to a P.K. nail; continuing with said Road South 62 deg. 00 min. 40 sec. East 116.92 feet to a R.R. spike; continuing with said Road South 47 deg. 14 min. 20 sec. East to a P.K. nail on Alsup's East corner; continuing with said road South 44 deg. 50 min. 46 sec. East 87.74 feet to a nail, the True Point of Beginning, continuing with said Road South 43 deg. 56 min. 52 sec. East 211.53 feet to a P.K. nail; thence South 88 deg. 26 min. 12 sec. West with Iona Warren's line, 166.2 feet to an iron pin; thence North 65 deg. 21 min. 31 sec. West 75.0 feet to an iron pipe; thence North 34 deg. 52 min. 39 sec. East 153.05 feet to the true point of beginning, containing 0.428 acre, subject to the R/W of Brownstown Road and all easements apparent or of record. 10-06-03-000-027.000-027 and commonly known as: 11010 Brownstown Road, Underwood, IN 47177. Subject to all easements and restrictions of record not otherwise extinguished in the proceedings known as Cause # 10C01-1108-MF-000358 in the Circuit Court of the County of Clark Indiana, and subject to all real estate taxes, and assessments currently due, delinquent or which are to become a lien. Said sale will be made without relief from valuation or appraisement laws. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid.
