The Treasurer of Rush County, Indiana, at a tax sale on or about October 13, 2016, sold the following described parcel of real estate located in Rush County, Indiana, to-wit: A part of Lot number nine (9) in Leonidas Sexton's First Addition to the Town, now City, of Rushville, Indiana, described as follows, to-wit: Beginning at a point on the north line of said Lot number nine (9), said point being sixty-five (65) feet easterly from the northwest corner of said lot, thence easterly on said north lot line, one hundred fifteen and five tenths (115.5) feet to the center line of the Pennsylvania Railroad tracks; thence southwesterly along said Railroad's center line one hundred twelve and eight tenths (112.8) feet to an iron pin; thence with an interior angle of eighty-seven (87) degrees and twenty (20) minutes northwesterly forty-four and six tenths (44.6) feet to an iron pin, said pin being forty-six (46) feet south of the north line and sixty-five (65) feet east of the west line of said lot; thence northerly forty-six (46) feet to the place of beginning, subject to any easement of the Pennsylvania Railroad which may exist. More commonly known: 127 W. 7th Street, Rushville, Indiana 46173. Parcel No. 70-07-31-485-002.000-011 2. The name of the purchaser of the property is the Rush County Commissioners who assigned the Tax Certificate to the City of Rushville on October 31, 2016. 3. The expiration of the date of redemption regarding the above stated property is Friday, February 10, 2017. 4. The owners, occupants, or persons with a substantial property interest of public record which are entitled to redeem the tract or real property, are namely, State of Indiana, County of Rush, Rush County Auditor, Rush County Treasurer, Michael L. Bussberg, Kathy L. Bussberg, Fidelity Financial, Convergence Receivables, LC, and Atlas Collections, Inc. 5. Any person may redeem the above stated tract of land or real properties by Friday, February 10, 2017. 6. Assignee of Purchaser, the City of Rushville, intends to file a Petition for a Tax Deed on or after Monday, February 13, 2017. 7. Assignee of Purchaser, the City of Rushville, intends to Petition for a tax deed to be issued on or after Wednesday, March 15, 2017. 8. The amount of judgment, taxes, special assessments, penalties, and costs under I.C. 6-1.1-24-4.7 to redeem the tract of real property is $9,500.69. 9. The purchaser or the purchasers' successors, or assignees are entitled to reimbursement of additional taxes or special assessments on the tract or real property that were paid by the purchasers subsequent to the tax sale and before redemption, plus interest. 10. The above-described tract of real property has not been redeemed. 11. The purchasers or the purchasers' assignee are entitled to receive a deed for the tract of real property if it is not redeemed by Friday, February 10, 2017. 12. The purchaser or purchasers' assignee are entitled to reimbursement for costs described in Section 2(e), I.C. 6.1-1-25-2(e) of this chapter, if the property is not redeemed by Friday, February 10, 2017. 13. If the property is not redeemed, the owner of record at the time the tax deed is issued may have a right to the tax surplus, if any. 14. Any person owning or having an interest in the tract or real property may file a written objection to the Petition with the Court not later than thirty (30) days after the date the Petition is filed.
