Whitinger Anderson Township SHERIFF'S SALE ON DECREE By virtue of a certified copy of a judgment and decree to me directed by the Clerk of the Circuit Court of Madison County, in a case wherein Loan Acquisition Trust Series 2014-RPL1 is Plaintiff and Charles A. Whitinger, Laura L. Whitinger, Bayview Loan Servicing, LLC, State of Indiana - Department of Revenue, and Paramount Springs Homeowners Association, Inc. are the Defendants, requiring me to make the sum of One Hundred Sixty-Two Thousand Four Hundred Sixty-Three and 06/100 Dollars ($162,463.06), with interest on said Decree and costs, I will expose and offer at Public Sale to the highest bidder, on Friday, the 16th day of Dec, 2016, at 10:00 a.m., at the Office of the Sheriff in the Court House, located at 16 East 9th Street, Anderson, Madison County, Indiana, or so much thereof as may be necessary to satisfy the Plaintiff's judgment, interest and costs, the following described real estate in the County of Madison and State of Indiana, to-wit: LOT 19 IN PARAMOUNT SPRINGS, SECTION ONE, AN ADDITION TO THE CITY OF ANDERSON, MADISON COUNTY, INDIANA, AS PER PLAT THEREOF RECORDED OCTOBER 19, 2004 IN PLAT BOOK 31, PAGES 19, 20, 21 AND 22 AS INSTRUMENT NO. 2004-25494 IN THE OFFICE OF THE RECORDER OF MADISON COUNTY, INDIANA More commonly known as 6303 Raldon Road, Anderson, Indiana 46013. Parcel No. 48-12-32-400-032.000-003. Said real estate will be sold without relief from valuation and appraisement laws, and in all things pursuant to and as provided by the Act of General Assembly of the State of Indiana (IC 32-29-7-3). Immediately after the sale of said real estate, I will execute and deliver to the purchaser thereof a deed of conveyance therefore, which shall be valid and effectual to convey all of the right, title and interest held or claimed by each and all of the Defendants and of all persons claiming from through or under them. All sales are subject to any first and prior liens, taxes and assessments legally levied and assessed thereon. Neither the Sheriff nor the Plaintiff in this case warrants either expressly or impliedly any title, location or legal description of any real estate sold at the sale.
