NOTICE OF PUBLIC HEARING TO REPORTER Notice is hereby given that on 5th day of December, 2016 at 7:00 p.m. a public hearing will be held before the Lebanon Board of Zoning Appeals in the Municipal Building, 401 S. Meridian Street in the City of Lebanon, IN. Docket #16-34 on the application for 7 Development Standard Variances. The application submitted by Duke Construction Limited Partnership representing KFI Indy LLC. For an Improvement Location Permit Application as specified in the Zoning Code of Lebanon: Ordinance #74-12, as amended. The following 7 Development Standard Variances being requested are for a food and beverage production to be located in the Lebanon Business Park on Edwards Drive. The Variances requested are as follows: Variance 1-Section 4.15 - Minimum Lot Frontage The petitioner is requesting permission to develop the site with less than the 150 feet Minimum Lot Frontage at the public access at Edwards Drive. Variance 2-Section 4.15 - Maximum Height The petitioner is requesting permission to allow the maximum height standard be exceeded for storage tanks at the facility to a height of 60 feet. Variance 3-Section 7.18.C.5.a - Architectural Design The petitioner is requesting permission for relief from designing facades without a middle or modulated wall concept, and an articulated cornice at the top of the entire fa^ade. Variance 4-Section 7.18.C.5.b - Architectural Design The petitioner is requesting permission to provide offsets to a lesser extent and interval than what is required by ordinance along the north and west elevations, and no offsets along the walls on the south and east elevations where future expansion will occur. Variance 5- Section 7.18.C.5.d.2 - Architectural Design The petitioner is requesting permission to construct the building with smooth precast concrete panels with reveals as the primary building materials. Variance 6-Section 8.1.D.4.b.2 and 8.9A-Pedestrian Walks and Layout The petitioner is requesting project approval without sidewalks being provided along the street frontage at Edwards Drive as required by standards. Variance 7-Section 8.1.D.5.c.3 - Parking Lot Standards The petitioner is requesting approval to allow more than 50% of the car parking to be located in the front of the building.
