NOTICE OF REAL PROPERTY TAX SALE BOONE COUNTY, INDIANA __________________________ Beginning Wednesday, October 19, 2016 10:00 AM __________________________ STATE OF INDIANA, COUNTY OF BOONE, SS: Notice is hereby given that each parcel of real property in the following list will be offered by the Boone County Treasurer (the Treasurer) at public auction to the highest bidder subject to the right of redemption. This auction will begin at 10:00 AM on Wednesday, October 19, 2016 in the CONNIE LAMAR MEETING ROOM, BOONE COUNTY ANNEX BUILDING in the City of Lebanon, Indiana. The sale will continue until all tracts and real property have been offered for sale. Each parcel of real property in the following list will be sold for an amount that will not be less than the sum of the following: (a) the delinquent taxes and special assessments on each tract or item of real property; (b) the taxes and special assessments on each tract or item of real property that are due and payable in the year of the sale, whether or not they are delinquent; (c) the penalties that are due on the delinquencies; (d) $25.00 for postage and publication costs; and (e) $70.00 for tax sale costs. If the real property is sold in the tax sale, the amount required to redeem such property will be 110% of minimum bid, and any other actual costs if redeemed not more than six (6) months after the date of sale, or 115% of the minimum bid, and any other actual costs if redeemed more than six (6) months, but not more than one (1) year after the date of the sale. If the purchase price exceeds the minimum bid, then the total amount required for redemption will include 5% per annum interest on the amount by which the purchase price exceeds the minimum bid. All taxes and special assessments upon the property paid by the purchaser subsequent to the sale, plus 5% per annum interest on those taxes and special assessments, will also be required to be paid to redeem such property. For parcels that are sold, the period of redemption will expire one (1) year after the date of sale. A person redeeming each tract or item after the sale must pay the costs described in IC 6-1.1-25-2(e). If a tract or item of real property is sold for more than the minimum bid and the property is not redeemed, the owner of record of the tract or item of real property who is divested of ownership at the time the tax deed is issued may have a right to the tax sale surplus. The Boone County Auditor (the Auditor) and Treasurer will apply on Tuesday, September 27, 2016, for a judgment in Boone County Superior Court I against the tracts or real property for an amount that is not less than the amounts set under (a) through (e) above (IC 6-1.1-24-2(a) (3)), and for an order to sell the real property at public auction to the highest bidder, subject to the right of redemption. The Auditor and Treasurer specifically reserve the right to withhold from the sale any parcels that have been listed in error or that otherwise become ineligible for sale prior to Wednesday, October 19, 2016. Boone County, Indiana does not warrant the accuracy of the street address or common descriptions of the parcels of real property. Certain parcels owned by the same person may be sold, and must be redeemed, together with one or more other parcels. Any defense to the Application for Judgment must be filed with the Boone County Superior Court I before Tuesday, September 27, 2016, and the Court will set a date for a hearing to determine any defenses at least seven (7) days before the date of the sale.
