NOTICE TO BIDDERS Notice is hereby given that bids will be received beginning at 9:00 a.m., March 21, 2016 at the office of the Board of School Trustees for the Greater Clark County School Corporation, 2112 Utica-Sellersburg Road, Jeffersonville, IN 47130, for the sale of real property belonging to the Board of School Trustees as follows: The real property is located at 4604 Charlestown Pike, Jeffersonville, Indiana 47130. The property consists of twenty-five (25) acres, (1,089,000 SF) of undeveloped land. It is described by Clark County records as: Parcel #10-42-03-600-278.000-039 Deed Book (Instrument) 200231219 Said property is further described as: 25.000 acres in Surveys #36 and #50 Census Tract: 18019-0501.00 Main Zoning Classification: A-1, Agricultural District Located approximately 5 miles west in Jeffersonville, Clark County, Indiana, 1,172 feet north of Utica-Sellersburg Road on Charlestown, Pike in Jeffersonville, Indiana. The minimum bid shall be not less than $525,000.00. Bids shall be in writing stating the exact amount of dollars to be paid, and be accompanied by bid deposit in the form of a certified check or cashier's check payable to the Board of School Trustees of Greater Clark County School Corporation for not less than $10,000. Bid shall include terms of sale, if other than or in addition to cash at time of closing, along with a valid email address. (There is no prescribed bid form.) Bidding shall remain open for a period of not more than fifteen (15) calendar days; but the Board may, at any time before the expiration of this period, sell the property to the highest and best bidder. A record of bids shall be available for examination by the public at the office of the School Board in the Treasurer's/CFO's office. Any bidder may raise his bid by re-filing a bid and all other bidders will be notified by email of such revised bid. Bids may be raised at any time, except, if a bid on the property has not been accepted by the tenth (10th) day of bidding (4:00 p.m., March 31, 2016), all bidders will be notified of the last bid of every other bidder and each bidder shall be allowed to submit one (1) additional sealed bid. Only those who have submitted bids during the first ten (10) days shall be allowed to submit a bid during the last five (5) days of the fifteen (15) days of the bidding period. The final bids will be opened on April 5, 2016 at 2:00 p.m. The Board will convey marketable title to the purchaser at closing and shall sell the property to the person submitting the highest and best bid with the Board reserving the right to determine which bid is the highest and best in such cases where condition of sale specified by the Bidder may be other than cash. The Board also reserves the right to reject all bids and to waive any informalities or errors in bidding. Should the successful bidder fail to execute a contract for this purpose, the Board of School Trustees may then declare the bid deposit forfeited as liquidated damages. The Board will not pay any real estate commissions. The property is being sold "as is." The property may not be sold to a person who is ineligible under I.C. 36-1-11-16.
