NOTICE OF PUBLIC HEARING BY THE TOWN OF ZIONSVILLE PLAN COMMISSION Notice is hereby given of a Public Hearing to be held by the Town of Zionsville Plan Commission on Monday, March 21, 2016 at 7:00 p.m. in the Zionsville Town Hall, 1100 West Oak Street, Zionsville, Indiana 46077 to consider the following: PLAN COMMISSION APPROVAL for Docket Numbers: 2016-08-PP and 2016-09-DP (Primary Plat and Development Plan) to allow for: The development of forty-eight (48) single-family residential homes to be known as Inglenook of Zionsville The property involved commonly known as: 10371 Zionsville Road, Zionsville, IN is currently zoned to the PUD zoning district, and is legally described as: A part of the Northwest Quarter of Section 12, Township 17 North, Range 2 East of the Second Principal Meridian in Boone County, Indiana, more particularly described as follows: COMMENCING at the Northwest Corner of said Northwest Quarter, said point being marked by a Harrison Monument; thence South 00 degrees 41 minutes 20 seconds East along the west line of said Quarter Section a distance of 111.51 feet to the POINT OF BEGINNING, said point being on the westerly prolongation of the south line of a tract of land conveyed to Trustees of Zionsville Cemetery Association, Inc. described in Deed Book 176, Page 241, hereinafter referred to as cemetery tract; thence North 89 degrees 30 minutes 54 seconds East along the said westerly prolongation and south line of said tract a distance of 755.76 feet to an existing fence line; thence South 07 degrees 15 minutes 13 seconds East generally along said fence line a distance of 1163.22 feet to the south line of the Northwest Quarter of said Northwest Quarter; thence South 85 degrees 14 minutes 15 seconds West along said south line a distance of 646.74 feet to the former east right-of-way line of Cleveland, Cincinnati, Chicago and St. Louis Railway Company; thence North 07 degrees 03 minutes 44 seconds West along said former east line a distance of 1016.97 feet; thence North 89 degrees 12 minutes 41 seconds West and along the perimeter line of a tract of land described in Instrument #200508350 a distance of 86.27 feet; thence South 06 degrees 10 minutes 31 seconds West continuing along said tract a distance of 130.58 feet; thence South 89 degrees 22 minutes 15 seconds West continuing along said tract a distance of 29.79 feet to the west line of aforesaid Quarter Section; thence North 00 degrees 41 minutes 20 seconds West along said west line a distance of 320.87 feet to the POINT OF BEGINNING, containing 18.177 acres, more or less. A copy of the Petition for Plan Commission Approval and all plans pertaining thereto are on file and may be examined prior to the Public Hearing from 8:00 a.m. to 4:00 p.m. Monday through Friday, except for holidays, in the Office of Planning and Development at the Town Hall, 1100 West Oak Street, Zionsville, Indiana 46077. Written comments in support of or in opposition to the Petition for Plan Commission Approval filed with the Secretary of the Town of Zionsville Plan Commission prior to the Public Hearing will be considered. The Public Hearing is open to the public. Oral comments to the Petition for Plan Commission Approval will be heard at the Public Hearing.
