NOTICE OF PUBLIC HEARING BY THE TOWN OF ZIONSVILLE PLAN COMMISSION Notice is hereby given of a Public Hearing to be held by the Town of Zionsville Plan Commission on Monday, March 21, 2016, at 7:00 p.m. in the Zionsville Town Hall, 1100 West Oak Street, Zionsville, Indiana 46077 to consider the following: Petition Number 2016-10-Z, with 200 West Partners, LLC as the Petitioner, requests a Zone Map Change to rezone 4.32^ acres from the B-3 and VBD Districts to the PUD (Planned Unit Development) District to allow for a mixed use project which will include single family dwellings, multi-family dwellings, and retail and commercial uses. The property involved is commonly addressed as 165 and 235 W. Sycamore Street, Zionsville, Indiana, and is legally described as: All of Lot #9, and a part of Lot #10 and a part of Out-lot #3 in the Original Plat of the Town of Zionsville, being located in the northeast quarter of Section 2, Township 17 North, Range 2 East in Boone County, Indiana, and particularly described as follows: From the southeast corner of the aforesaid northeast quarter, proceed thence South 89 degrees 03 minutes 26 seconds West (an assumed bearing), along the quarter section line, 498.44 feet to the point of beginning. From said point of beginning, continue thence South 89 degrees 03 minutes 26 seconds West, with the south line of Out-lot #3, 230.32 feet; thence North 11 degrees 21 minutes 00 seconds West, along the west the of Out-lot #3, and said line, extended, 394.30 feet; thence North 78 degrees 30 minutes 00 seconds East, along the south line of Sycamore Street, 226.53 feet; thence south 11 degrees 21 minutes 00 seconds East 436.50 feet to the point of beginning, containing 2.1602 Acres, more or less. And also a part of the northeast quarter of Section 2, Township 17 North, Range 2 East, situated in the Town of Zionsville, Boone County, Indiana, particularly described as follows: From the southeast corner of the aforesaid northeast quarter, proceed thence South 89 degrees 03 minutes 26 seconds West (an assumed bearing), along the quarter section line, 728.76 feet to the point of beginning. From said point of beginning, continue thence South 89 degrees 03 minutes 26 seconds West, with the quarter section line, 219.64 feet; thence North 10 degrees 36 minutes 42 seconds West, with the east line of the Willis I. Woodrum tract and said line, extended 445.31 feet; thence South 88 degrees 04 minutes 00 seconds East, 216.07 feet; thence South 11 degrees 21 minutes 00 seconds East, along the west line of Out- lot #3 of the Original Plat of Zionsville, and said line, extended, 435.30 feet to the point of beginning, containing 2.1574 Acres, more or less. A copy of the Petition for Zone Map Change and all plans pertaining thereto are on file and may be examined prior to the Public Hearing from 8:00 a.m. to 4:00 p.m. Monday through Friday, except for holidays, in the Office of Planning and Development at the Zionsville Town Hall, 1100 West Oak Street, Zionsville, Indiana 46077. Written comments in support of or in opposition to the Petitions for Plan Commission Approval are filed with the Secretary of the Town of Zionsville Plan Commission prior to the Public Hearing will be considered. The Public Hearings are open to the public. Oral comments to the Petition for Plan Commission Approval will be heard at the Public Hearing. The Public Hearing may be continued from time to time as may be found necessary.
