Prus Richland Township NOTICE OF EXECUTION SALE TAKING PLACE WITH AND AS PART OF SHERIFF'S SALE By virtue of a certified copy of judgment and an alias writ of attachment and execution to me directed by the Clerk of the Circuit Court of Madison County, Indiana, in Cause No 48C01-1306-CT-000118, wherein ESTATE OF ESTHER F. TOMLINSON is Plaintiff and ROBERT L. PRUS is Defendant, requiring me to make the sum of One Hundred Ninety-four Thousand Two Hundred Eighty-five Dollars and Thirty-three Cents ($194,285.33), plus costs and post-judgment interest to the date of the Public Sale, at the rate of eight percent (8%) per annum, I will expose and offer at Public Sale to the highest bidder, on the 24th day of March, 2016, at 10 A.M., at the office of the sheriff in the Court House in Anderson, Madison County, Indiana (16 East 9th Street, Suite 305, Anderson, IN 46016), the fee simple of the whole body of the following described real estate in the County of Madison and State of Indiana, to-wit: Beginning at a point on the South line of Section 8, Township 20 North, Range 8 East, said point being 2,174 feet East of the Southwest corner of said Section 8, and running thence East on and along the said South line of Section 8, a distance of 120 feet, thence North parallel with the West line of the East half of the Southwest quarter of Section 8, a distance of 177 feet, thence West 120 feet, thence South 177 feet to the placing of beginning. Being a part of the Southeast quarter of the Southwest quarter of Section 8, Township 20 North, Range 8 East, and containing 0.49 acres, more or less. Subject to legal rights-of-way. More commonly known as 1422 East 600 North, Alexandria, IN 46001. Parcel No. 48-07-08-300-028.000-029. Except for the court ordered modification that the cash value of said real estate shall be determined by an external residential real estate appraisal completed by Kim Wood, a residential real estate appraiser, in lieu of an appraisal completed by two disinterested householders of Defendant's neighborhood, said real estate will be sold with relief from valuation and appraisement laws. Kim Wood has completed his exterior-only inspection residential appraisal report and determined the appraised value/cash value of said real estate to be Seventy-seven Thousand Dollars and No Cents ($77,000.00). Immediately after after the sale of said real estate I will execute and deliver to the purchaser thereof a deed of conveyance therefor, which shall be valid and effectual to convey all of the right, title, and interest held or claimed by Defendant and of all persons claiming from, through, or under him.
